FAR (Floor Area Ratio)

Super Area
Carpet area plus a pro-rated share of common areas — the older, developer-friendly measure of a unit's size.
PLC (Preferential Location Charge)
The premium added to a unit's base price for a preferred location — park-facing, corner, higher floor, pool-facing.
BSP (Base Sale Price)
The core per-square-foot price of a unit before location charges, taxes and other add-ons.
EDC (External Development Charges)
Statutory charges paid to the state (or HSVP in Haryana) for external infrastructure — roads, water, sewage, electricity.
IDC (Infrastructure Development Charges)
Statutory charges for state-level infrastructure — highways, master storm-water systems, regional connectivity.
CLP (Construction-Linked Plan)
A payment plan where instalments are tied to construction milestones — a structured RERA-aligned payment system.
Occupancy Certificate (OC)
The municipal certificate confirming a building is legally habitable — no move-in is legal without it.
Completion Certificate (CC)
The certificate issued after all construction, external works and public amenities are formally completed.
Mutation
The post-registration process of updating land or property records to reflect a new owner.
