FAR (also called FSI, Floor Space Index) is the multiplier by which total constructed floor area may exceed plot area. A FAR of 2.0 on a 1,000 sq.m plot permits 2,000 sq.m of built-up area — spread across any number of floors, subject to setback and height controls. Gurgaon's residential FAR sits between 1.75 and 3.5 depending on sector and category; developers can purchase additional FAR under HSVP's 'FAR conversion' policy for specific plot types.
