Carpet area is defined under RERA as the net usable area inside a unit, excluding external walls, service shafts, balconies, and common areas. It is now the mandatory basis for pricing under RERA. In a typical Indian luxury unit, carpet area is 60–72% of super area — always compare projects on carpet area, not super, and never on 'built-up area' which is not RERA-defined.
