RERA

The Real Estate (Regulation and Development) Act, 2016 — the statutory framework governing residential and commercial development in India.

RERA is India's real-estate regulator. Every project above a threshold (typically 500 sq.m or 8 units) must be registered with the state RERA authority before it can be marketed or sold. Registration binds the developer to a stated completion date, deposits 70% of buyer money into an escrow account, and creates a public record of the project's approvals, litigation and updates. In Haryana, the regulator is HRERA (with a Gurgaon bench); in UP it is UP-RERA. Every buyer should verify the project's RERA number and read the QPR (quarterly progress report) before payment.
