Super Area

Super area is carpet area plus the unit's pro-rata share of all common areas — lobbies, corridors, staircases, lifts, clubhouses, service floors. It typically inflates carpet area by 30–65% depending on the project's amenity load. Under RERA, super area may still be quoted for marketing but pricing must be legally computed on carpet area. In luxury projects with generous common areas, the delta between super and carpet can exceed 40%.
