Mutation

The post-registration process of updating land or property records to reflect a new owner.

Mutation is the entry of the new owner's name in municipal or revenue records after property registration. It is not a title-conferring act — registration already transfers title — but it is essential for property-tax assessment, utility connections and later resale. In Gurgaon, mutation is filed with the MCG for built property.
