PLC (Preferential Location Charge)

The premium added to a unit's base price for a preferred location — park-facing, corner, higher floor, pool-facing.

PLC is a per-square-foot surcharge over the Base Sale Price (BSP) for units in preferred locations within the same tower or project. Common PLCs include park-facing (2–8%), corner (2–5%), higher floor (0.5–1% per floor above a threshold), and pool/golf-facing (5–15%). In luxury projects, PLC is often waived or restructured for select launches — always check the full cost sheet, not just the BSP.
