PLC is a per-square-foot surcharge over the Base Sale Price (BSP) for units in preferred locations within the same tower or project. Common PLCs include park-facing (2–8%), corner (2–5%), higher floor (0.5–1% per floor above a threshold), and pool/golf-facing (5–15%). In luxury projects, PLC is often waived or restructured for select launches — always check the full cost sheet, not just the BSP.
BSP (Base Sale Price)

EDC (External Development Charges)
Statutory charges paid to the state (or HSVP in Haryana) for external infrastructure — roads, water, sewage, electricity.
IDC (Infrastructure Development Charges)
Statutory charges for state-level infrastructure — highways, master storm-water systems, regional connectivity.
